Since “Vancouver Real Estate Rebounded – Sales Up & Prices Up“, guess it won’t be long before Toronto’s market catches the fire.
Unfortunately for the home buyers, the market has been such since time immemorial.
Perhaps it’s time to start shopping again.
Here are some of the latest inventories in Toronto: –
FOR SALE $1,289,000.
16 Austin Avenue – LESLIEVILLE
3 bedroom, 4 bathroom semi with 1 parking spot on a 15.25 x 86.00 foot lot at 16 Austin Avenue in Leslieville (East Chinatown)
It’s a nice looking house. It’s a bright house except the kitchen is little dark and if the dining room walls were lighter, it would make a huge difference. But elsewhere, it is okay.
The listing says that it is a 3 bedroom house but one of the rooms is currently set up as an office. But this could be a good family house if you don’t mind that it is on a laneway.
It is listed at $1,289,000.
It shows well. It will probably sell fast and fetch an above asking price closer to $1,450,000?
______
FOR SALES $3,370,000.
(Price Increased 3 Times!)
499 Palmerston Avenue – PALMERSTON
5+2 bedroom, 5 bathroom semi on a 29 x 138.83 foot lot at 499 Palmerston Boulevard in Palmerston (Bathurst/College)
Initially listed by the owner with this message: –
If you are a real estate agent, thanks for your interest, but I have decided to not use an agent. I have given this lots of thought, so please respect my wishes. If you truly have a client who wishes to purchase this property, of course I will cooperate, but no commission from the seller is offered.
Compare: A house up the street at 531 Palmerston Boulevard was listed at $3,195,000. It sold for $3,450,000.
This house was a semi and looked like this on the inside… It needed some works.
At first, an agent and listed at $3,000,000 – It didn’t sell.
A week later, the price was increased to $3,090,000.
And by the end of October, the price had changed again. The new asking price for this house was $3,120,000.
Well, it didn’t sell and the price has changed again.
The new asking price for this house is now $3,370,000.
No Sell? Up the Price – I personally don’t know how does such a strategy work … It’s a brain science, I supposed. That’s why I no comprehendo … I belong to the old physics school.

FOR SALES – $2,149,000
70 Hilton Avenue – CASA LOMA
5+1 bedroom, 5 bathroom house on a 30 x 99.50 foot lot with a detached garage at 70 Hilton Avenue in Casa Loma (St Clair/Bathurst)
The house layout is (comment masked) … Basically, wasted space right through the middle of the house to the back door. There was so much wasted space that there was only room for a 4 seater dining room table.
Anyway, it was listed at $1,499,000 in April 2012. I thought it would sell for $1,625,000, and the price was upped all the way to $1,750,000. But it sold for $1,605,000.
How did happen? Well, sign up for Flipping 101.
It’s now back on the market with no visible changes other than paint.
The asking price is now $2,149,000.
How much do you think this flip is going to fetch?

(Classic Low Price, No Bidding War, Price Increased)
31 Garden Avenue – RONCESVALLES
3 bathroom detached house with a 2 car garage at 31 Garden Avenue in Roncesvalles (West side before Etobicoke).
At the beginning of May, the asking price was $1,299,000. I though it will sell for $1.5 millions. Surprisingly, no bidding war.
Now it comes back on at an increased price increase. The new asking price for this house is $1,499,000.
Happy Home Hopping, sorry, shopping.
